These terms govern the use of the website altitude93.com and requests and bookings for the furnished apartments in the Altitude 93 building, located at Calle 93B #18-69, Bogotá D.C., Colombia. By using the site or sending a request you confirm that you have read and accept them.
01 Who we are
The website and the accommodation service are operated by Panel Rock Colombia S.A.S., Colombian tax ID (NIT) 830.097.622-9, domiciled in Bogotá at Calle 93B #18-69, Bogotá D.C., Colombia (“Altitude 93”, “we” or “us”). You can reach us at info@altitude93.com or via WhatsApp +57 317 160 7978.
02 Use of the website
The site is informational and commercial: it presents the project, its apartments and amenities, and receives availability requests. You agree to use it lawfully, to provide truthful information and not to take any action that affects its operation or security.
Photographs, renderings, floor plans and descriptions are for reference. Finishes, furniture, equipment and layout may vary without affecting the essential features of the apartment confirmed to you.
03 Requests and bookings
- Sending the form or messaging us on WhatsApp is an information request: it is not a booking and does not bind us to a rate or availability.
- We will send you a quote with the apartment, dates, rate, applicable taxes, security deposit (if any), payment method and cancellation terms.
- A booking is confirmed when we send you a written confirmation and receive the payment or advance stated in it.
- For stays of 30 nights or more we may ask you to sign a contract. Where that contract applies, it prevails over these terms.
- Bookings made through third-party platforms (such as Airbnb or Booking.com) are also governed by that platform’s terms and cancellation policy.
04 Rates, payments and deposit
Rates are quoted in Colombian pesos (COP) unless the quote states another currency, and show applicable taxes and fees. Available payment methods are listed in the quote. We issue electronic invoices as required by Colombian law.
We may request a security deposit. We return it within ten (10) business days after check-out, deducting only damages, missing items or outstanding charges that we report to you with supporting evidence.
05 Guest requirements and registration
- The person booking must be at least 18 years old and hold a valid ID document.
- All guests must register at check-in with their ID or passport, as required by Colombian tourism regulations. Information on foreign guests is reported to Migración Colombia (immigration authority).
- Minors may only stay with their parents or legal guardian, or with the corresponding authorization, and must present documents proving the relationship.
06 Check-in and check-out
Check-in and check-out times are stated in your confirmation. Early check-in and late check-out are subject to availability and may carry an additional charge.
07 House rules
- Respect the maximum guest capacity of the booked apartment.
- Follow the building’s condominium rules, quiet hours and amenity rules.
- Register visitors at the front desk; visitors may not stay overnight without prior authorization.
- No parties, events or commercial activities in the apartments without written authorization.
- No smoking inside the apartments or in common areas.
- Pets only with prior written authorization.
- Do not sublet or transfer the booking to third parties.
In the event of a serious breach of these rules or the law, we may end the stay after notifying you, without prejudice to any applicable charges.
08 Condition of the apartment and damages
We hand over the apartment clean, equipped and in good condition. If you find any damage or missing items, let us know within 24 hours of arrival. You are responsible for damage caused by you, your companions or visitors beyond normal wear and tear.
09 Cancellations and changes
Cancellations, date changes and refunds are governed by our Cancellation policy, which forms part of these terms.
10 Our liability
We are responsible for the quality and suitability of the service under Colombian consumer law (Law 1480 of 2011). We are not liable for force majeure, acts of unrelated third parties or utility outages beyond our control; in such cases we will do what is reasonable to minimize any inconvenience. Please do not leave valuables unattended.
11 Protection of children and adolescents
Altitude 93 rejects the sexual exploitation and abuse of children and adolescents. In compliance with Colombian Laws 679 of 2001 and 1336 of 2009, we warn that the sexual exploitation and abuse of minors is punishable under Colombian criminal and administrative law. Report any case to ICBF line 141 or emergency line 123.

The Altitude 93 brand, logo, texts, photographs, renderings and other site content belong to Panel Rock Colombia S.A.S. or are used with permission. You may not reproduce them or use them commercially without our prior written authorization.
13 Personal data and cookies
We process your personal data under our Privacy policy. Our use of cookies is explained in the Cookie policy.
14 Changes to these terms
We may update these terms. The current version is the one published on this page with its update date. Bookings already confirmed are governed by the terms in force at the time of confirmation.
